Yardi Expands Multifamily AI Agents to Automate Operational Workflows

Santa Barbara-based Yardi has launched a suite of specialized AI agents within its Virtuoso Enterprise platform, moving beyond simple chatbots to perform complex tasks across leasing, maintenance, and accounting. By grounding these tools in proprietary industry data, the firm aims to transition property management from manual oversight to automated execution.

Richard Malpica, vice president of multifamily at Yardi, argues that operators have grown tired of standalone tools, seeking instead intelligence that integrates directly into existing systems. The new Virtuoso Enterprise agents function as active participants in the business cycle rather than passive interfaces. For instance, the system now manages the entire renter lifecycle—from lead nurturing and tour scheduling to renewal outreach—via Chat IQ.

Maintenance and financial workflows have seen similar shifts. AI inspection agents now analyze video unit walkthroughs to identify necessary repairs and suggest parts directly through the Yardi Marketplace. In the realm of accounting, the Smart AP tool has already demonstrated significant impact; operator KETTLER reported an 86% decrease in invoice processing time, saving 48 hours of manual labor. Beyond basic entry, premium agents are now available to audit leases for missed charges and streamline month-end closings, effectively turning data into recovered revenue.
